Sound familiar?

Your house is telling you something.

In Central Texas clay, these aren't quirks of an old house — they're elevation changes you can measure. Any one of them is worth a free reading.

Doors sticking or swinging open

The frame is racking as the slab tilts. Usually the first sign — and the most reliable one.

Stair-step cracks in brick

Diagonal cracks following the mortar joints mean one section of the foundation moved and the rest didn't.

Drywall cracks over doorframes

Corners of openings are the weakest points — settlement shows up there first, then keeps growing.

Sloping or bouncy floors

A marble rolls to one wall, or pier-and-beam floors flex underfoot. Both are measurable, both are fixable.

Gaps at counters, trim, or windows

Caulk lines opening up and windows that won't latch mean the walls are separating from square.

Cracks in the slab or tile

Cracked tile in a straight run, or a visible slab crack in the garage, maps the stress line underneath.

The part nobody expects

We'll tell you if you don't need repairs.

Roughly a third of the homes we measure are within tolerance. When that's you, you get the elevation map, a written "no repairs recommended," and a list of what to watch — free, no pitch, no pressure.

Why give that away? Because in this business, the company that's honest when the answer is "you're fine" is the one you call — and tell your neighbors to call — when the answer isn't.

How it works

Measured. Mapped. Fixed at one price.

  1. We measure everything

A precision elevation survey across your whole floor plan — 20+ reading stations — plus a full walk of brick lines, doors, and drainage. You see every number.

    ~60–90 min · Free
  2. You get the map & the verdict

An elevation map showing exactly what moved and how much, with one of two outcomes: a fixed written repair plan, or "you don't need us yet" — also in writing.

    Same visit
  3. We lift, level & warranty it

Piers driven to refusal, the slab lifted back toward level — most jobs done in 1–2 days, yard restored. Backed by a lifetime warranty that transfers when you sell.

What foundation repair actually costs here.

Nobody posts prices in this industry. Here are honest Central Texas ranges so you're not guessing — your exact number depends on the readings, and it goes in writing before any work starts.

Slab pier repair

$3,500–$14,000 typical range

Pressed concrete or steel piers under the affected sections, hydraulic lift back toward level. Most corridor homes need 8–16 piers on one or two sides — not a full perimeter.

Pier & beam leveling

$3,000–$9,500 typical range

Shimming, new pads, and beam or joist repair for crawl-space homes — common in Waco, Belton, and older Temple neighborhoods.

Drainage correction

$1,800–$7,500 typical range

French drains, surface drains, and gutter routing that stop the wet-dry cycle at the slab edge — often the fix that prevents the pier job.

Why we're named Blackland

The problem under your house has a name.

The I-35 corridor sits on the Blackland Prairie — Houston Black clay, officially the most expansive soil in the United States. It swells when it rains and shrinks hard in August. One corner of your slab rides that cycle differently than the other three, and after enough Texas summers, something has to give.

That's not a defect in your house. It's the ground. It's also exactly the problem this company was built — and named — to fix: piers driven through the active clay to stable strata, so the seasons can do whatever they want.

Drought years are when it accelerates. A 10-pier problem left through two dry summers routinely becomes an 18-pier problem. Measuring is free; waiting isn't.

Our guarantees

Everything in writing. Everything on us.

No verbal promises, no "trust me" — every commitment below goes on paper before a shovel touches your yard:

01

The map is yours to keep.
20+ elevation readings and a written verdict — a fixed-price repair plan, or "no repairs needed" — handed to you at the kitchen table, in writing, the same visit.

02

One price, signed before we dig.
The number on your contract is the number on your invoice. No change orders on the contracted scope — if a pier runs deeper than we judged, that's our cost, not yours.

03

Warrantied for the life of the house.
Piers are covered against settlement for the life of the structure, and the warranty transfers when you sell. Post-lift hydrostatic plumbing test included on every slab job.

Fair questions

Asked at almost every kitchen table.

Is the inspection really free? What's the catch?
Really free — measurements, elevation map, and a written verdict, whether or not that verdict is "hire us." The catch, honestly: about two-thirds of homes we measure do need something, and we'd like to be the company holding the map when yours does.
Will my homeowner's insurance cover this?
Almost never. Texas policies exclude damage from soil movement, which is why the industry runs on fixed written pricing and financing instead of claims. (If a plumbing leak under the slab caused the movement, part of it sometimes is covered — our inspection includes checking for that, and we'll tell you if it's worth a claim.)
How long does the repair take?
Most residential pier jobs are 1–2 days including the lift. We run a hydrostatic plumbing test after lifting — included — because moving a slab without checking the pipes under it is how corners get cut.
What does "lifetime transferable warranty" actually mean?
The piers we install are warrantied against settlement for the life of the structure, and the warranty transfers to the next owner when you sell — which matters, because foundation history comes up in every Texas home sale. Adjustments under warranty are free.
I'm buying/selling a house and the inspector flagged the foundation. How fast can you move?
Option-period work is a priority lane: measurement within 48 hours, written report same visit, and a licensed P.E. engineer's letter available (billed at cost) if your lender or buyer requires one.
Do you do pier and beam houses?
Yes — a big share of Waco, Belton, and older Temple homes are pier and beam, and we level, shim, and replace beams and joists on them every week. Different fix than slab work, same free measurement first.
